
To vehicle the integration of this new piece of town a mixed-use program is proposed.
As we need a minimum human density to make the place alive, on one hand we will provide a reasonable extension of housing. Social housing and other residential types, like elderly and students’ residence, and temporary residence for immigrants, will give us the opportunity to re-urbanize the site. The discussion on residential typologies, both referring the cluster and the housing unity, is one of the important issues of the course.
If residential use is not intermingled with other human activities, life will not take place in a proper way. The program proposes to work with both labour and leisure activities. To be able to carry out these activities will not only improve the living quality of the neighbours, it should also become an attraction pole for people from other areas.
So the requirements include a neighbourhood center with rooms for all kind of undertakings, assembly and multipurpose hall, a library, an exhibition area, specific areas for children and for elderly, a mensa or subsidized restaurant.
Also the possibility to work in an open and shared way is taken in consideration. The project will provide the space to make possible co-working in a so-called fab-lab. The building will incorporate offices of several sizes, meeting rooms, study rooms, workshops, labs, open working areas, exhibition rooms, storage, common services.
A small educational equipment, a kindergarten, will host the children of the neighbours and of the fab-lab users.
If the previous facilities are public services, the project shall also take in account the private facilities: they also contribute to the healthiness of town. The current small scale commercial services selling by retail, well mixed with housing, become another “life enhancer”.
All these activities will only be successful if they extend to the contiguous public space and are easily reachable by public and private transport; for the last parking lots will be provided.
But the project will also deal with an “overall” public space, thought as a garden or park. It can include minimal installations for open air sports, and it will incorporate an area of urban orchards.
At least one third of the total surface of the site is expected to be “green”.
Referring the existing buildings in the plot -that nowadays have mainly residential, administrative and storage caracter- we should take in consideration to keep and integrate some of them. As a suggestion, two or more of them should be recycled and adapted to the new requirements.
